In the Works: New Carrollton Development

New Carrollton 2015 Proposed Full Build-OutNew Carrollton Development Site

Have you heard the news about what is happening in Prince George’s County? We have three top developments coming to our area–you can read about it in BizNow.  One of those developments is only a mile down the road from us at the New Carrollton Metro station. You can read a little more about it here.

According to developer Berman Enterprises, what is now just an empty lot and a pile of dirt will become two four-story luxury apartment buildings, with a total of 500 residential units, on top of 20,000 square feet of retail space.

Rental prices are still to be determined said developer Adam Berman, but rates will be lower than similar transit-oriented developments going up in Rockville and downtown D.C.

Berman added, “We’re going to be more affordable than that and yet offer the same amenities in the building.”

He said the property, targeting Millennials, will feature a resort-style pool, courtyards and a 24-hour fitness room.

With the New Carrollton station served by Metrorail, MARC trains, Amtrak and the future Purple Line, county leaders and developers believe the area could be transformed. They said many local developers are watching closely to see what happens.

“We’ll be setting a new standard for what happens at New Carrollton Metro and, based on what rents we’re able to achieve in these buildings, very well could start this whole area developing,” Berman said.

Construction will begin this winter, when crews will start building a giant parking garage. Berman hopes to open the first apartment building in spring 2017.

So Cheverly, one can only imagine what all of these developments will do for our housing prices… And, even better, if the FBI relocates up the road, people are sure to look in our neighborhood for homes. Exciting times ahead!

Also in a few short years, the Purple Line will connect New Carrollton to the outer spokes of Metro through Bethesda — a quick two stop ride (or 7 min drive) to New Carrollton and we’ll be on our way to College Park, Silver Spring, Bethesda and everything in between via convenient light rail!
